Schaardt Auction Service, founded on June 17, 2017, under the guidance of Clay Schaardt, represents a stronghold of expertise and excellence in the auction industry. Schaardt's journey began with his recent graduation from the esteemed World Wide College of Auctioneering, marking the inception of a distinguished career in the auction industry. In October of 2021, Schaardt further fortified his professional credentials by obtaining his real estate salesperson license, a milestone that expanded the scope of his services. His collaboration with Burrows Tracts Real Estate commenced, leading to a dynamic partnership that continues to thrive. Selling at online auction is 426 Luzerne Street, Table Rock, NE 68447. This three-story brick building in Table Rock is ready for business. The main level is split in half with the front half being an office space and the back half being an old woodworking shop. The upstairs is open and could easily be utilized. The basement has a garage door that you can pull a vehicle in. This building is one of the oldest buildings in Table Rock and has so much character. This would be a perfect building for a small business to open up shop! Terms of the auction are:  This listing is provided by Clay Schaardt, REALTOR® & Lead Auctioneer, Schaardt Auction Team with Burrows Tracts Real Estate.  ONLINE BIDDING: This is an online only auction.    PROCEDURE: The Pawnee County property will be offered in 1 individual tract.  The auction will be conducted in an online auction format with online bidding available through bid.schaardtauction.com. Schaardt Auction Service is acting only as a 3rd party software provider for this auction. DOWN PAYMENT: A non-refundable 10% down payment is required on the day of auction. The down payment may be made in the form of cashier's check, personal check or corporate check. The 10% down payment is to be payable to Nebraska Title and held in escrow by Nebraska Title until closing. This sale is not contingent upon financing.    ACCEPTANCE OF BID PRICE: This will be an auction with reserve. This means the property will sell subject to seller's confirmation of the final bid price. If the seller accepts the final bid price, the successful bidder will be required to enter into a Purchase Agreement immediately following the close of the auction. The purchaser will also be required to deposit their earnest money at the conclusion of the auction.   EVIDENCE OF TITLE: Seller shall provide an owner's title insurance policy in the amount of the purchase price. Any lender's policy will be paid for by the buyer.    DEED: Seller agrees to convey to buyer by warranty deed with title free and clear.   CLOSING:  The property can be closed any reasonable time after the auction, but must be closed no later than 30 days after the auction.    POSSESSION: Full possession will be given at closing.   REAL ESTATE TAXES: Taxes will be prorated at the day of closing.    PROPERTY INSPECTION: Each potential Bidder is responsible for conducting, at their own risk, their own independent inspections, investigations, inquiries and due diligence concerning the property. Seller disclaims any and all responsibility for Bidder's safety during any physical inspection of the property.    ACREAGE: All acreage totals, dimensions, and proposed boundaries are approximate and have been estimated based on current legal description, FSA maps, and/or current county records.    AGENCY: Burrows Tracts Real Estate and its representatives are agents of the Seller, all buyer’s will be unrepresented.   DISCLAIMER AND ABSENCE OF WARRANTIES: All information contained in this brochure and all related materials are subject to the terms and conditions outlined in the Purchase Agreement.
